Winter Storm Drove up Austin Home Prices

Winter storm Uri couldn’t hold back the rise in prices of Austin TX homes.
In fact, the impact of the storm made prices to go up even higher by causing a break in construction and sales activity. The sales dip led to an increase in prices as the already short supply of homes on the market became even smaller.
Home prices within the City of Austin hit a new record in February, reaching a median of $491,000. That’s a 24.3% increase over February 2020. The five counties in the Austin Metropolitan Region reached a new median home price of $395,000.
Volume of sales fell due to the storm’s impact. It was the first time sales volume fell since June 2020. Homes sales in the region declined 8% in February.
Hays and Bastrop counties managed to escape the storm’s impact on sales volume. Both counties saw increases in both median price and number of sales. Bastrop did best of all with a 28.8% increase in home sales and a 12.2% increase in median price to reach a new high of $274,946. Hays County showed a 9.8% increase in sales volume and 7.1% increase in median price over February 2020, to $301,000.
